Morgan Sindall Property Services is Announced as a Finalist in the “Green Homes Upgrade of the Year” Award

Morgan Sindall Property Services (MSPS) with Westminster City Council has been announced as a finalist in the Unlock Net Zero Green Homes Upgrade of the Year Award.

The award showcases exemplar approaches to retrofitting existing homes to tackle climate change and support residents in fuel poverty. Entrants were required to detail the rationale behind their project and any targets set, and provide evidence demonstrating the success of the project and its outcomes.

Over 400 homes have already been improved through the bespoke retrofit project with Westminster City Council. A further 500 properties with the worst energy performance and the highest energy bills are now in a programme to be improved.

Central to the project is an innovative show home retrofitted with measures including insulation, draughtproofing, secondary glazing and an air source heat pump.  The home is also fitted with digital property sensors to monitor internal property conditions including energy performance and air quality.  Creating the retrofitted show home has been crucial to MSPS’ engagement plan and the programme’s success.  It has enabled early, ‘real life’ interaction with residents about having retrofit works done and the benefits those will bring, which has increased resident take-up of works by 25%.

In total, the whole project will:

  • Reduce CO² emissions by 500 tonnes p/a across 500 properties
  • Deliver significant cash savings by preventing / reducing repairs through predictive maintenance, addressing potential faults / issues before those occur
  • Improve EPC ratings to EPC B or C
  • Reduce homes’ heat demand by an average of 30% per year
  • Reduce residents’ energy bills by £160 on average per year.

Mustafa Mustafa, Head of Decarbonisation at MSPS, said: “We are really proud of our joint achievements with Westminster City Council.  Through our programme we are helping to provide residents with warm, energy efficient homes that cost less to run and are healthier and more comfortable to live in. With the cost of living crisis and rising energy costs, this work is more important than ever before.”

Anthony Jones, Head of Sustainability, Westminster City Council said:Improving the energy efficiency of homes across Westminster is key to tackling the twin challenges of the climate emergency and the cost-of-living crisis. Working with Morgan Sindall Property Services on this project is a key part of the council’s plan to reach net zero by 2040 and support residents in need at the same time. The project shows what can be done by taking a holistic approach to retrofit works.”
