Transforming Homes: Morgan Sindall Property Services and L&Q Deliver Energy Upgrades at Steve Biko Court


As part of a £1 million investment, Morgan Sindall Property Services (MSPS) recently completed a significant retrofit and capital works programme at Steve Biko Court, an apartment block in West London.
Delivered in collaboration with L&Q, this project forms part of their Major Works Improvement Programme (MWIP) — a long-term initiative to improve the safety, comfort, and energy efficiency of homes across their portfolio. It’s a great example of how we’re working together to create safer, warmer, and more sustainable homes for residents.
The works at Steve Biko Court, funded through the Social Housing Decarbonisation Fund (SHDF), focused on both retrofitting and modernising the building to improve its energy performance and appearance.
Through these improvements, residents are expected to save an average of £337 per year on their energy bills, with all 23 homes upgraded to achieve an EPC C rating — contributing to L&Q’s goal of bringing all their homes to this standard by 2028.
As part of the works, we have:
- Replaced 243 single-glazed timber sash windows with modern, energy-efficient double-glazed PVC sliding windows.
- Installed external wall insulation to improve heat retention and reduce noise.
- Replaced the flat roof and updated the pitched roof to improve durability and efficiency.
- Refurbished communal areas, including new flooring and full redecoration, to enhance the overall living environment for residents.
Residents have already noticed the difference — commenting on how much quieter and warmer their homes feel and how the refreshed appearance, including a new white render finish, has had a positive impact on the wider neighbourhood.
