Morgan Sindall Property Services Develops New Decarbonisation Tool For The Social Housing Sector

A cutting-edge software platform, Carbon Zero, supports landlords to improve their properties’ carbon performance and improve EPC ratings
Morgan Sindall Property Services (MSPS) has launched Carbon Zero, a dynamic new software platform designed to support the social housing sector in achieving its net zero targets.
The Carbon Zero platform offers social housing landlords an in-depth understanding of the carbon impact of their properties and the steps that can be taken to reduce it. By collating and analysing data from sources such as asset management systems, surveys and maintenance programmes, Carbon Zero creates improvement models for landlords property portfolio with a net zero route map on each property, along with a schedule of proposed works to optimise its efficiency potential.
The improvement models provide a granular breakdown of the costs that will be involved with the proposed works, details of the labour, key components required and a timeline for completion. Landlords can then optimise the model to optimise works based on factors such as available funds, carbon reduction, tenant bills, prioritising tenants in fuel poverty, supply chain capacity, location or the volume of work required.
The improvement models created by Carbon Zero play an integral role in improving properties’ Energy Performance Certificates (EPC) rating, identifying works required to bring properties to a minimum EPC rating of C by 2035; as required by the UK Government’s Clean Growth Strategy.
Alan Hayward, Managing Director of Morgan Sindall Property Services said: “Morgan Sindall Property Services has been working closely with social housing landlords to understand the specific challenges that this sector faces and enable us to develop this solution.
“Some of our social housing landlord partners are responsible for up to 60,000 properties and ensuring that each of these is compliant, safe and efficient is a big task. However, Carbon Zero supports landlords by providing a clear understanding of the steps that need to be taken to ensure their portfolio is on-track to meet the EPC C and net zero targets.”
Phil Copperwheat, Information Systems Director of Morgan Sindall Property Services said: Our teams are dedicated to finding new ways to support the social housing sector in the face of rapidly changing legislation and Carbon Zero represents an exciting next step for the industry. As part of our continued commitment to innovation, we are excited to launch this innovative new software solution that provides social housing landlords with a detailed model of improvement works that, if undertaken, will optimise the home’s efficiency potential and align the property with their decarbonisation goals; helping landlords to progress their properties towards a more sustainable future.”
